When providing Construction Management Services, DCI typically acts as an agent for the owner, helping to manage the entire construction process. Under a Construction Management arrangement, DCI cooperates with the Owner to ensure that the most effective subcontractors and suppliers are chosen for the project. DCI, in essence, provides the Owner with expertise that may not necessarily be found in-house. Construction Management services offered includes two phases of services, the first phase is the Pre-Construction Phase which includes, Assessment of client needs, development of scope of work, preparation of bid packages, bid advertisements, bid review, recommendation of subcontractors to owners and subcontract preparation. The second phase is the Construction Phase, that will include, planning and management of construction, cost management, time management, quality management, contract administration, safety management, and close-put processes and other CM Professional Practices which includes specific activities such as defining the responsibilities and management structure of the project management team, organizing and leading by implementing project controls, defining roles and responsibilities and developing communication protocols, and identifying elements of project design and construction likely to give rise to disputes and claims.
